A Licence to Alter (LTA) is a legal document that grants a leaseholder permission from their freeholder or managing agent to carry out specific alterations to their property.

These alterations can include structural changes, plumbing and drainage modifications, electrical upgrades, layout reconfigurations, installation of new fixtures, or any work that might affect the building’s fabric, systems, or neighbouring properties. Because leasehold agreements typically restrict such alterations, an LTA ensures that all proposed works are properly reviewed, controlled, and documented.

A successful Licence to Alter application must clearly demonstrate:

  • The scope of the proposed works

  • Detailed drawings, specifications, and method statements

  • Any structural implications, supported by engineering calculations where required

  • Compliance with Building Regulations and relevant standards

  • Measures to protect the building and other occupants
